The dialogue
Remember the rule: who (or when) + 好 greets, when + 见 says goodbye, and 请 goes in front of the verb to invite.
老师好！
Lǎoshī hǎo! -- Hello, teacher!
你好！请进。
Nǐ hǎo! Qǐng jìn. -- Hello! Come in, please.
谢谢。
Xièxie. -- Thank you.
请坐。
Qǐng zuò. -- Please sit down.
